OURAY HOT SPRINGS POOL AND FITNESS CENTER RENOVATION PROJECT
In operation since 1927, the Ouray Hot Springs Pool has served the local and regional communities as the premier destination for relaxation, family fun and amazing views! After 88 years of operation and countless visitors, the pool facility is beginning to show its age. In the autumn of 2012, the City of Ouray organized a citizens committee that was tasked with reviewing, prioritizing and recommending essential improvements to the Ouray Hot Springs Pool and Fitness Center Facility. In August of 2015, the Ouray City Council adopted and approved the final master plan design for the Ouray Hot Springs Pool. The master plan design lays out years of hard work and compromise amongst the many interests within the community to produce a pool facility that will continue to create lasting memories for future generations to come. POOL UPDATE 12/27/2016: Excavation Underway of Pump House Addition
While crews continue working on the hot and shallow section forms, additional crews have been embarking on quite an excavation project on the northwest side of the facility. Ever wonder what that building is on the north side of the pool? This is the building that house’s our filtration equipment for the pool (to learn more about our former filtration system, please visit our new blog written by Ron James, Lead Cashier http://ourayhotsprings.com/how-our-filtration-system-works/)
This building is going to get an addition to house all of our new filtration equipment for the pools. The massive hole in the pictures with pipes sticking out is where our new heat reclamation tanks are being installed. Above these tanks will be a series of new pumps, motors, controllers, and filters to take care of filtering our hot geothermal water that you’ve all come to enjoy!
Although this area of the pool often goes unnoticed by the public, this is one of the most important additions to our new facility. The new system will allow for more balanced water as well as automated controls to regulate temperatures in the pools. More to come in an upcoming blog!
December 2016 Update: Work on the Hot Pool and Shallow Forms
Our pool will have a lot of curves! Think back to the last time you soaked at any pool – where were most of the patrons located? If your answer was, “Along the walls” or “Perimeter of the pool”, so was ours! Unless you’re playing catch or throwing a Frisbee (not allowed in the hot pool by the way), you want a place to relax. This increase in “Bench Space” will hopefully enhance your experience during your next visit! Crews have almost completed the plywood forms for the hot and shallow sections of the pool. Rebar arrived last week and is in the process of being shaped around the plywood forms.
POOL UPDATE: 11/28/2016: POOL DEMOLITION 100% COMPLETE
While the warm blue sky’s we’ve experienced for the past month have faded to shorter and colder days, our construction team continues to make great progress. The shallow pool and hot pool piping are 100% complete. The structural fill (rock/gravel) being placed on top of this pipe will be complete this Wednesday. Lots of rebar has arrived today in anticipation of starting the process on forming and pouring of the shall…ow pool and hot pool floor slab. This, along with pre-building the wall forms, will continue through the week. The historic fish pond, located just outside the pool facility, is also getting a facelift. Our 6” drainpipe, which has created drainage issues in the past, will be upgraded to an 18” pipe! This pipe will tie in to the storm drain system that will be installed around the pool perimeter. POOL UPDATE 11/17/2016: POOL DEMOLITION 90% COMPLETE
After only 17 days of work, our construction team is 90% complete with pool demolition! Day 1 kicked off with demolition of the interior walls of the pool. Shortly thereafter, the bulkhead in the lap lanes, access ramps and waterslides were taken down. The most interesting part of demolition thus far has been the discovery of a subfloor underneath the pool! Shortly after the floors of the pool were demolished, a second floor was found underneath a significant amount of fill. It is believed that this floor was the original pool shell built in the 20’s! Pool piping is being laid as we speak and will continue through next Wednesday. Pools will be begin to take shape once slabs are poured after Thanksgiving. With the exception of today’s snowstorm, the weather has been fantastic. A special thanks to Williams Construction, The Pool Company and Monadnock for their hard work.
MODIFIED LOBBY HOURS THROUGH THE HOLIDAYS
As a friendly reminder to all of our patrons, the pool lobby will be closed for the following dates during the Holiday season:
Thanksgiving: lobby closed Nov. 24th thru the 27th.…

POOL UPDATE 10/1/2016: GROUNDBREAKING CEREMONY OCT 10th at 5pm
The City of Ouray invites you to a public ground breaking ceremony for the Ouray Hot Springs Pool and Fitness Center Renovation project on Monday, October 10th at 5 pm at the Ouray Hot Springs Pool. Join Ouray City Officials and Hot Springs Pool staff to celebrate the beginning of this historic project. Attendees will be treated to some fun hot springs trivia courtesy of “Ali,” the unofficial hot springs pool alligator mascot.

The master plan design represents years of hard work and compromise amongst the many interests within the community to create lasting memories for future generations to come.
The long-awaited, multi-million-dollar renovation project will address structural and filtration issues, introduce modern amenities, and create some beautiful new and improved soaking areas with completion expected in May of 2017. Funding for the project is provided by a local bond initiative, grants from the Colorado Department of Local Affairs and Great Outdoors Colorado and an ongoing capital campaign.
The Fitness Center, locker rooms and shower facilities will remain open throughout the construction project from 10 AM – 6 PM daily. Project details, updates and a live webcam of the project are available at the Ouray Hot Springs website: ourayhotsprings.com. For hot springs soaks during the construction period, we encourage visitors to seek out Ouray County’s other public hot springs at the Wiesbaden Hot Springs Spa & Lodgings and Twin Peaks Lodge & Hot Springs in Ouray and at Orvis Hot Springs in Ridgway. Private hot springs for are also available for guests of the Box Canyon Lodge & Hot Springs in Ouray.
Another exciting feature is the Construction Cam. When construction commences, there will be a camera mounted where you can view the construction project. Go to the Hot Springs website to see the camera.
Finally, the City Council and staff would like to say THANK YOU to all the people and pool staff that made our final weekends such a great success. The weather was beautiful, the facilities looked great, and everyone had a great time as we close out this chapter of the Ouray Hot Springs Pool. Pool Update 09/26/2016: POOL CLOSED FOR RENOVATIONS
The Ouray Hot Springs Pool & Fitness Center staff and volunteers would like to thank everyone for your support as we embark on our historic renovation project. We appreciate your patience while the pool is closed. We will be working hard to keep you informed as we move forward. We’ll do this a few different ways.
Visit our website (www.ourayhotsprings.com) to find out more information about the renovation project. Included will be a live streaming webcam, new blog post entries, photos and videos depicting the construction process. The website will also feature ways to give your input, donate money, and sign up for updates and our monthly newsletter.
If you are on social media sites like Facebook, Instagram, and Twitter – we are, too! Look us up and follow our accounts to get real-time updates. We will be holding contests with prizes like one-day, ten-day, and twenty-day punch passes. Photos from throughout the decades will be shared, and we would love to see yours!
During the renovation project the fitness center will remain open! Members will have access from from 5am until 9pm. If you are not a member and want to workout the cost is $12 per day and the hours are from 10am until 6pm. You can still purchase fitness center memberships during the renovation project.

Pool Update 09/13/2016: It’s Official-Pool Open September 24-26
The last pool update, regarding modified soaking hours in September, originally had the last weekend in September tentatively scheduled due to unknown construction limitations. GOOD NEWS! The Ouray Hot Springs will be open from 12pm-8pm September 24,25 and 26th! Thanks for your patience during this volatile period.
Purchase Gym Memberships During the Renovation Period
From September 6th through the end of the renovation period, gym passes will be available for purchase between the hours of 10am-6pm seven days a week.
Renovation Gym Pass– These memberships are valid through phase 1 of the renovation period. Because we don’t yet know the end date for phase 1, all renovation passes will be valid until the grand opening of the pool (slated for Memorial Day Weekend of 2017). All passes will initially expire on May 26, 2017 and will be extended for free based on progress with construction.
Renovation passes will be sold based on the date in which they are purchased. All add-ons must be purchased during initial activation:

There will be no distinction between resident and non-resident pricing for renovation passes. Package prices do not include the gym card ($5). All other current membership requirements and rules apply.
Daily Gym Pass– The $12 daily gym fee will continue to be offered as an alternative to the renovation gym pass. There are no discounts for senior admission to the gym.
Pool Update 08/31/2016: Ouray Hot Springs Open Weekends through September!
As the design process comes to a close and we transition into the construction phase of the pool renovation, it appears there will be a small window of time in which the Ouray Hot Springs Pool will remain open to the public! The original closure date of September 6th will be postponed during this transition phase of the project. What does this mean for you?
Beginning September 10th through September 19th, the Ouray Hot Springs Pool will be open Saturday, Sunday and Monday from 12pm-8pm for your soaking pleasure. Tentatively, the Hot Springs Pool will be open September 24 – 26 but opening this weekend is tentative based upon possible construction limitations. Stop by the pool and get your last remaining soaks in before this historic renovation project gets underway!
Pool Update #2 08/31/2016: Gym and Lobby to Remain Open during Renovation Period
All members and non-members wishing to use the gym during the renovation period will have the opportunity to do so during the following hours:
The main lobby will be staffed from 10am-6pm seven days a week. A cashier will be on duty to take admission fees and membership applications for the gym. Members and non-members wishing to use the lobby facilities (i.e. showers, restrooms, lockers) can do so during staffed hours.
Pool Update #3 08/31/2016: Membership Holders
With this historic renovation project looming on the horizon, our membership holders have been inquiring into the status of their pool and gym memberships during the renovation period. As has been communicated by pool staff throughout the summer season, all memberships for the pool, gym or pool and gym will be temporarily suspended until the pool resumes normal operation in the spring of 2017.
Members that hold either a gym or pool and gym pass will be given the added benefit of both a suspended membership along with free gym access during the renovation period! This is for current membership holders only.
Hours for the gym will remain unchanged:
The City met with the design team and Construction Manager/General Contractor (CMGC) last week for the project kickoff meeting. During the discussions, it became clear that the plan to remodel the pools and build a new bathhouse within the allotted time frame (September to May) was not feasible. Timeframes to complete all design work and construction during the winter season would not allow for the new bathhouse to be completed until August. Costs to provide temporary bathhouse facilities from May to August, along with additional logistical matters, made it clear that this was not a viable option.
The City Council was consulted and all agree that the first priority remains to redo the pool facilities. Improved pools and consistent temperatures have always been the number one desire of the public and City. Thus, the City Council has given careful consideration to the matter and has decided to move forward with the pool renovation this season and shift construction of the new bathhouse until the fall of 2017. This step will allow for the much needed pool improvements to occur during this off‐season so that the new pools and filtration systems will be operational no later than May of 2017. This will also allow more time for architectural design, cost estimation, and fundraising for the new bathhouse. The City Council is still committed to and excited to see a complete renovation of the facility. While the project is spread over two seasons, the long term benefits will be significant for the community and temporary facilities will be easier to incorporate in the off‐season of 2017 with a fully‐operational pool.
At this time, full closure of the pool facility will start on Tuesday, September 6th. While we recognize that September is still a busy month, every possible day is needed through the fall and winter season to ensure all pool construction (phase 1 of the overall project) is completed by May 2017, in time for the busy summer season, especially taking into consideration the normal challenges and delays that can occur with any major construction project including weather. While we are hopeful for a late‐winter opening of partial pool facilities, we cannot at this time estimate or guarantee any timeline until later in the season when construction is underway. We will keep you updated on construction timelines as the project progresses.
No changes to the existing bathhouse will occur in phase 1. The demolition of the bathhouse and construction of a new bathhouse will occur in phase 2, which will not start until the fall of 2017 at the earliest. Because phase 1 will be complete, this schedule will allow the pool to remain open through phase 2 with the use of temporary bathhouse facilities.

POOL BONDS AVAILABLE TO THE PUBLIC
You can directly support the pool renovation project
The City staff, financial advisor, and Bond Counsel have been working very hard the past several months in preparation for issuance of $5.3 million in Sales Tax Revenue Bonds to help pay for the Hot Springs Pool Renovation Project.
The City has had many requests from citizens about how they can purchase the bonds. The sale of the bonds is expected in mid-August and will be sold in increments of $5,000. There are two ways in which you can purchase the bonds:
- You can call George K. Baum & Company (ask for Sherry Hansen – 303.292.1600). Sherry will get an account setup for you. If you want to set up an account at GKB, be sure to do that in advance of the sale. There is not a lot of paperwork but it is easier to get it done before the bond sale.
- You can go through your local broker (i.e. UBS, Edward Jones).

POOL PROJECT UPDATE
Construction to begin after Labor Day
A kickoff meeting was held on July 26th with the Construction Manager/ General Contractor (FCI), the design team, and the City to begin outlining the details of the project. The Pool will be closing just after Labor Day with complete opening of the new pools scheduled just before Memorial Day Weekend next spring.
The meeting included discussion about the costs of the project and whether a new bathhouse or remodel of the existing bathhouse could fit within the budget for the project. The City Council will have further discussions about the project and negotiations with the contractors on this subject. In the meantime, Garry Gordon LLC was selected as the professional fundraiser for the project. Many will remember the principle of this firm, Garry Schalla, who is returning to provide his expertise and assistance with the project. Garry has a long history and love for the Hot Springs Pool and is excited about the renovations.

HOT SPRINGS POOL CAPITAL IMPROVEMENT PROJECT UPDATE
Work moves forward!
A lot of work and planning is going into the project. We are still on schedule to break ground right after Labor Day weekend. The pool design team is working to complete the final design and construction plans for the pool and filtration system. As soon as this is done, the project will be bid out for construction services.
The City is also working with the architects on the bathhouse design. Work is currently focusing on whether to remodel the existing bathhouse or to build a new bathhouse. Building a new bathhouse will cost an estimated $2.5 million more so a fundraising committee was formed and they are seeking a professional fundraising consultant to help with this project. Whether the bathhouse is replaced or remodeled, this additional funding will help to provide a new facility with all the modern amenities that will match the significant improvements with the pools. To assist with all the construction needs, the City will requesting proposals for Construction Management services to represent the City throughout the final design and entire construction process. Look for this publication coming soon.
Finally, the financial advisor is working closely with the Underwriting Services of George K. Baum & Company, who successfully worked with Ouray Schools on their bonding for their remodel project. Bonds should be going to market within the next couple of month.
These bathhouse floorplans reflect the some of the most recent progress on the Ouray Hot Springs Pool Renovation Project. The new bathhouse will include larger locker rooms, a larger lobby, family changing rooms, an elevator for access to the upstairs fitness center, and many other features that will improve customer comfort, energy efficiency, and better meet the needs of all who use the facility.
These floorplans have been approved by the City Council. Anderson-Hallas, the architectural firm working with the City on this project, will now develop sketches with side views of the building, rooflines, and the proposed approach to the building from the parking area.
